I just had to make time to touch base with you. As you well know we took the Dallas / Fort Worth market yesterday at 4:30 P.M. At 6:30 P.M. we got out first phone call (with no advertising mind you!). A ladies husband has already been transferred out of state and she wants to sell her home FAST to be with her family. I know the area well so after a 3 minute conversation she told me she just wanted payoff. The home is worth $70,000.00 and she owes $36,217.25. I already have a rehabber to flip it to for an $8,000.00 assignment fee.
Not finished yet! This morning I got an email lead. I called her and she is 4 payments behind on a house she built in 1997. The comps support $115,000-$120,000. She owes $68,000.00 plus 4 months of payments. We are under contract for the payoff. We will be selling this one for full retail after carpet and paint. This should be a nice $40,000.00 payday. In my opinion this is not too bad since we have had the DFW market for 19 hours! Looking forward to seeing what happens when we start our TV commercials. With much thanks,
